Sarasota Memorial Hospital and Doctors Hospital of Sarasota employees, along with the hundreds of clinic and urgent care workers in the county, are eligible.

Law enforcement and first responders qualify: sworn police officers, sheriff's deputies, firefighters, corrections officers, and 911 dispatch personnel. That includes Sarasota County Sheriff's deputies, Sarasota Police Department officers, and firefighters at stations throughout the county.

One thing this program is not: a giveaway exclusive to the very lowest incomes. It was specifically designed for middle-income essential workers โ€” people who earn too much for traditional low-income assistance but not enough to clear a 10-20% down payment in a high-cost coastal market. What the Program Actually Pays For (and What It Doesn't)

The Hometown Heroes program provides up to $35,000 in down payment and closing cost assistance. That is the headline number, and it's real. Here's what it means in practice โ€” and where the fine print matters.

What it pays for

The assistance can be applied to your down payment โ€” the lump sum required at closing as your initial equity stake in the home โ€” and to closing costs, the fees charged by lenders, title companies, government agencies, and other parties involved in a real estate transaction. Closing costs on a Sarasota purchase typically run $7,000โ€“$12,000 depending on purchase price, lender, and whether any prepaid items (homeowners insurance, property tax reserves) are collected at closing.

The assistance comes as a 0% interest, non-amortizing second mortgage. You make no monthly payments on it.
